| Developer Requests several high rise buildings near Elgin Mills and Bayview |

Sanmike Construction has requested Town Council approve five condo apartment buildings of twenty stories or more on a site inward from Bayview and Elgin Mills surrounded by the Rouge River with homes on the other side.
A rendering by the applicant is attached. The lands are currently zoned for town homes. Among the factors that are not explained in the application are how people supposed to leave the site or emergency vehicles supposed to come, if the only access in and out is blocked by an accident.
Residents have so far sent numerous letters to me of opposition for the application. I will hold a Ward meeting on the application prior to it going to Council for a public hearing.
The application asks for 900 units on a 2.4 hectare property. Details can be obtained at our Planning Department, asking about files D-08008 and D-08031 where they can provide details. The application details are too large to provide on my website and not provided digitally to me.

| Bayview Weldrick land owner tells Town he is referring application to Ontario Municipal Board |

The ongoing saga of the Bayview Weldrick Town home application took a new turn in late May 2009, when the developer (Great Lands) told the Town of Richmond Hill it had taken too long to approve it's application and was referring the Original 70 unit town house application to the Ontario Municipal Board.
In September 2006 the developer filed a partially completed application for 70 town houses on this site. Great Lands were asked by myself to bring the application to a resident meeting upon filing and did. Some 200 residents came out and saw an application that many felt looked more like an affordable housing project based on design and density. Most felt their home values would suffer and could not understand why institutional was a wrong use on the site. Great Lands spokesperson indicated he did not need concern himself with reflecting the community as the "Places to Grow" legislation would force approval.
Great Lands decided to offer to keep the building up, but not consider parking, play area or safety in the criteria and on the town home end, found the application incomplete. Council heard an amended application in late October 2008. The developer started the meeting by requesting that he could provide a fixed up application for Council and that we not take a position that night. Council agreed to not take a position but asked for negotiations so that the Christian School could remain along with resolving the numerous issues before hearing the application. Council asked that a residents meeting be held again on the subject in order to resolve issues if possible. It was hoped the property would be sold to the school and the issue would go away.
The Christian School was made an offer that no one could have accepted. They were asked to purchase the property for twice the retail value of the property. In May, they were shown a modified application which asked for them to buy the school at an unrealistic price, that had inadequate parking and space according to the school.
The developer announced in May 2009 that it would take the original 70 residential town homes to the Ontario Municipal Board. It should be noted that Great Lands, just a couple of months earlier had taken another application to the Ontario Municipal Board.
It is likely that there will be a resident meeting and public meeting on the application in the fall of 2009. I have no timing on an Ontario Municipal Board hearing.
